What does buying your first home
actually cost?

It’s not just the deposit. Here’s what to budget for, so nothing catches you out. We’ll give you a clear breakdown based on your own purchase.

Your deposit

Usually at least 5% of the purchase price. A bigger deposit can open up more lenders and better rates.

Solicitor fees

Your solicitor or conveyancer handles the legal side of the purchase, plus searches and Land Registry costs.

Survey

Optional, but worth considering. It checks the condition of the property before you commit.

Valuation

The lender values the property. Many mortgage deals include this for free, some don’t.

Lender fees

Some deals come with an arrangement or product fee. We’ll show you when a fee-free deal works out better.

Stamp Duty

Depends on the price and the current rules. Many first-time buyers pay less, or none at all. We’ll check it for you.

Insurance

Buildings insurance is usually needed from exchange. It’s also worth thinking about protecting your income and your family.

Moving costs

Removals, van hire, and all the bits for the new place. Easy to forget, so build them in.

Our broker fee: upfront, no surprises

There may be a fee for arranging a mortgage and the precise amount will depend on your circumstances. This will typically be £450. Your first chat is always free.

How it works...

From first question to front door,
without the chaos.

Getting your first mortgage isn’t about wrestling with forms and jargon. It’s about having a clear path that makes sense from day one. Here’s how we guide you all the way through.

  1. We listen first

Buying your first home can feel like stepping into a new world. We start with a proper chat to understand your budget, your deposit and what you’re aiming for. No jargon, just straight talk about what’s realistic.

  2. We do the digging

We shop the whole market, comparing lenders and first-time buyer deals side by side, so you don’t waste weekends on comparison sites. The right rate and the right fit, not just what looks shiny up front.

  3. We handle the hard bit

Paperwork. Lender questions. Chasing updates. The part that usually causes the headaches, but not here. We take care of the admin so you can focus on viewings, packing boxes and measuring up.

  4. We guide you to the finish

From your mortgage offer through to completion, we keep you in the loop and explain each stage in plain English. You always know what’s happening and why.

  5. We don’t stop there

Getting the mortgage is only part of it. We also talk through protection options, from life cover to income protection, so your new home and you are safeguarded if life throws the unexpected.
