Every setup is different...

How lenders see
your income.

Getting a mortgage when you’re self-employed can feel like proving yourself twice. Some lenders want two years of accounts, others look at just one. Some focus on salary and dividends, others on net profit. Here’s how it usually works.

Sole traders

Lenders usually look at your net profit, taken from your tax calculations and tax year overviews.

Company directors

Most lenders use your salary plus dividends. Some will use your share of the company’s profit instead, which can mean borrowing more.

Contractors

Some lenders work out your income from your day rate, rather than waiting for years of accounts.

Partners and LLPs

Your share of the partnership profit is usually what counts, backed up by your tax returns.

CIS workers

Construction workers paid under CIS can be assessed differently from lender to lender. The right one can make a real difference.

Newly self-employed

Two years’ accounts is common, but some lenders will consider one year. Very new businesses have fewer options.

Up-and-down income

Some lenders average your last two or three years, others use your latest year. Which one suits you depends on your figures.

Fees, explained

Solicitor, valuation, lender fees and insurance, all talked through upfront, so there are no surprises.

Our broker fee: upfront, no surprises

There may be a fee for arranging a mortgage and the precise amount will depend on your circumstances. This will typically be £450. Your first chat is always free.

What documents
will I need?

How it works...

From accounts to keys,
without the chaos.

Whatever your setup, we make it simple. Our five-step process keeps everything clear, so you always know where you stand.

  1. We listen first

We start with your story. How do you earn, how long have you been trading, and what are your plans? Whether you’re a contractor, limited company director or sole trader, we understand your income before we talk lenders.

  2. We do the digging

We search the market for self-employed mortgage deals in Wirral and beyond, looking at lenders who fit your profile, whether that means salary and dividends, net profit, or day rate contracts.

  3. We handle the hard bit

Paperwork is heavier when you’re self-employed. Tax calculations, SA302s, business accounts, bank statements: we deal with it all and package it so it makes sense to lenders.

  4. We guide you to the finish

From application to offer to completion, we keep you updated in plain English. You’ll always know what’s happening and why, without chasing for updates.

  5. We don’t stop there

Sorting the mortgage is just the start. We’ll also look at protection that makes sense for self-employed clients, like income protection and life cover, so your home and business are safeguarded.

Self-employed FAQs

More answers on our FAQs page.

Can I get a mortgage with one year’s accounts?

Sometimes, yes. Many lenders want two years, but some will consider one full year of trading, especially if you were in the same line of work before. We’ll point you to the ones that fit.

What is an SA302?

An SA302 is a tax calculation from HMRC showing your income for a tax year. Lenders usually ask for it alongside your tax year overview. You can normally download both from your HMRC online account.

I’m a contractor. How is my income worked out?

Some lenders will use your day rate, typically multiplied up to an annual figure, rather than your accounts. Others treat you like any other self-employed person. It depends on your contract and history.

Will I pay a higher rate because I’m self-employed?

Not necessarily. If you meet a lender’s criteria, you can usually access the same deals as employed borrowers. The key is matching your income to the right lender.

Do I need an accountant?

It isn’t essential, but it helps. Some lenders ask for accounts prepared by a qualified accountant, and a good accountant can make your paperwork much easier for lenders to read.

My income dropped last year. Can I still get a mortgage?

Possibly. Some lenders use the latest year, others average two or three years, so a dip doesn’t always mean a no. We’ll look at your figures and explain what’s realistic.
