Why remortgage?
The main reasons.
Whether you’re looking to cut monthly payments, free up cash for renovations, consolidate debt or raise money for something new, here’s what a remortgage can do, in plain English.
Lower your payments
A better rate could bring your monthly payments down, or let you pay the mortgage off faster.
Avoid the standard rate
When your deal ends, most lenders move you onto their standard variable rate. It’s usually much higher.
Release equity
Raise money from your home for improvements, an extension, or helping family onto the ladder.
Consolidate debts
Some people combine other borrowing into their mortgage. It can lower monthly costs, but may cost more overall. We’ll be straight with you.
Shorten your term
Use a lower rate to clear the mortgage sooner and pay less interest over time.
Add or remove someone
Changes in life, like a new partner or a separation, can mean changing who’s on the mortgage.
Self-employed or complex income
Some lenders are more flexible than others. See how we help the self-employed.
Know your costs
Valuation, legal fees, lender fees and any early repayment charge. Many remortgage deals include free legal work and valuation.
There may be a fee for arranging a mortgage and the precise amount will depend on your circumstances. This will typically be £350 for a remortgage. Your first chat is always free.
You may have to pay an early repayment charge to your existing lender if you remortgage. Think carefully before securing other debts against your home.
Product transfer or remortgage?
What’s the difference?
When your deal ends you’ve got two main routes. Neither is always better. It depends on the rates, your circumstances and what you want next.
Product transfer
You move onto a new deal with the lender you already have.
- Usually quick, often with no new credit check
- Typically no valuation or legal work needed
- You’re limited to one lender’s rates
- Borrowing more can be harder
Remortgage
You move your mortgage to a different lender, on a new deal.
- Access to rates from across the market
- A chance to borrow more or change the term
- A new application, credit check and valuation
- Takes a little longer, so start early
We check what your current lender will offer and compare it with the rest of the market, then tell you straight which route makes more sense.
From old deal to new one,
without the chaos.
When your deal ends, your lender usually moves you onto their standard variable rate, and that can sting. Remortgaging is about getting ahead of that switch and staying in control. We strip out the jargon, deal with the paperwork and line up a deal that fits your life.

“…we were always kept in the loop, with clear communication and regular updates, so we never felt uncertain about what was happening next.”
“He is there every step of the way and super responsive!”
“Kept us up to date on our progress and was super responsive to all the questions we had. We will 100% be using again.”
When should I start looking at remortgaging?
Around six months before your current deal ends. Many lenders let you secure a new rate months in advance, so you can line something up early and avoid drifting onto the standard variable rate.
What’s the difference between a product transfer and a remortgage?
A product transfer is a new deal with your existing lender. A remortgage moves your mortgage to a different lender. We compare both so you can see which works out better for you.
Can I remortgage before my fixed rate ends?
Yes, but you may have to pay an early repayment charge to your current lender. Sometimes switching early still makes sense once the charge is factored in. We’ll do the sums with you.
How long does a remortgage take?
It varies by lender, but once your application and paperwork are in, it often takes a few weeks. That’s why starting early matters.
Will I need a solicitor to remortgage?
If you switch lender, yes, legal work is needed. Many remortgage deals include free legal work, and we’ll point out which do. A product transfer with your existing lender usually doesn’t need a solicitor.
Can I borrow more when I remortgage?
Often, yes, subject to the lender’s criteria and affordability. People raise money for home improvements, extensions or helping family. We’ll explain what’s possible and what it would cost.
You may have to pay an early repayment charge to your existing lender if you remortgage.
